Looking to have a script launch a TextEdit document or some kind of document with instructions for the guest user.

This document will just let the user know about what services are available, any usernames or passwords they may need to access certain things and, of course, a warning that all their files and anything they have done in the Guest account will be deleted.

You could do this by running a Files and Processes > Execute Command from a policy.

Set the policy to trigger at login and the frequency as "Ongoing" or "Once Per User," depending on your preference.
